The Maldives pipeline is bigger than it's been since the 2017–2019 wave. Ten properties have firm or firm-enough commercial-opening targets between late 2026 and 2028, with nine first-time-in-country brands (Bvlgari, Aman, Mandarin Oriental, Mondrian, Rosewood, Capella, Hyatt Regency, Baccarat, Corinthia) anchoring the list. We've excluded anything still in MOU-only status without a break-ground date, and anything whose opening has slipped twice in the last eighteen months. A July health warning: this was the cycle the 2026 window thinned, Bvlgari and Mandarin Oriental both moved to 2027, leaving Mondrian and Aura as the only openings still holding a 2026 date.

    Bvlgari Hotels & Resorts makes its long-anticipated Maldives debut with Ranfushi, a 20-hectare island in Raa Atoll, and this cycle brought the slip we watch for: the brand's own site now states 2027, having carried a late-2026 target as recently as May. The 54 keys are structured conservatively, 33 beach villas with private pools and 20 overwater villas, plus a single exclusive Bvlgari Villa on its own islet, and the four-kitchen dining programme is the clearest statement of intent: Niko Romito's Il Ristorante carries over from the brand's Roman flagship, with Japanese (Hōseki), Chinese (Bao Li Xuan), and a more relaxed tapas concept (La Spiaggia) filling out the calendar. Enver Arslan has been named General Manager. It keeps the top slot not on date but on detail: no other entry on this list has this much of the actual product confirmed in primary sources.

    Aman's Maldives debut has been on every industry tracker's wish list for the better part of a decade, consistently rumoured and consistently denied, until the brand confirmed the Vaavu Atoll project on its own site. Kerry Hill Architects, the practice behind Amanyangyun, Amanpuri and Aman Tokyo, leads the design. The 52-villa scale is small by Maldivian standards; the 16 Aman Residences on the same island are the structural news, the brand's first attempt at branded ownership inside its already-thin Maldivian inventory. Vaavu sits just south of Malé, putting Aman within a single short seaplane hop of Velana, closer than most luxury debuts of the cycle. Aman originally guided to a 2027 opening; the most recent trade survey of the pipeline (May 2026) no longer attaches a year to the project at all.     The slip count keeps climbing: 2024 became 2025, 2025 became 2026, and this cycle the trade press moved Mandarin Oriental's first Maldives property to 2027, construction ongoing on Bolidhuffaru Reef, no bookable page yet. The three-island structure is still the structural story: 120 stand-alone villas spread across beachfront and overwater categories, with a twenty-minute speedboat from Velana that eliminates seaplane wait on arrival. The brand's operational depth in Asia, Bangkok, Hong Kong, Tokyo, should transfer cleanly. The risks are two: the honeymoon-market pitch, where three-island scale can read as too busy against single-island competition, and a slippage record that is now testing this list's own patience.

    Mondrian's Maldives debut is structurally unlike everything else on this list, Ennismore (Accor's lifestyle division, which runs Mondrian alongside SLS, Hyde, 25hours and Delano) is taking over the former Mövenpick Kuredhivaru property in Noonu Atoll and rebranding it as Mondrian. The 102-villa footprint (72 overwater, 30 beach pool) is already built; the dive operation, kitchens and seaplane arrival path are proven. What the rebrand has to deliver is a design retrofit that earns the Mondrian name, playful, design-led, with the kind of public-area energy that distinguishes the brand in Doha and Mexico City, without breaking the operational continuity. In the meantime the island keeps trading as Kuredhivaru Resort & Spa under Ennismore management, and the Mondrian brand page still carries no month against its 2026 target. Even so, with Bvlgari's slip to 2027 this and Aura are the only entries left that a 2026-booking traveller can plan around at all.

    Rosewood's Maldives debut was originally scheduled for 2025 before slipping to 2027, which at this point reads as a pipeline reality rather than a warning, Rosewood's own property page holds the 2027 date and names Ranfaru as the brand's Maldives debut. The brief per that page: 120 beachfront and overwater villas from one to five bedrooms, every one with a private pool, an Asaya well-being facility, specialty restaurants and a beach club, in South Malé Atoll's lagoon district, a 35-minute yacht ride or 10-minute seaplane hop from Velana.

    The third and final resort on the Fari Islands composition, joining The Ritz-Carlton and Patina Maldives, has slipped from its original 2025 target to 2027. Capella's small-luxury model at 40 villas across two connected islands sits below Ritz-Carlton's 100-villa footprint in scale, which is intentional; Pontiac Land's master plan for Fari always envisaged a graduated small-to-large progression across the three resorts. Capella's Singaporean-led operational ethos and cultural-immersion programming should read distinctly against its Fari neighbours, though the shared-marina dining and retail will be common across all three resorts.

The 71-villa Baa Atoll site sits within manta-aggregation range of Hanifaru Bay, with an on-site hyperbaric chamber that points at how seriously Pulse treats dive medicine. The Q4 2026 target was reaffirmed at the brand's global trade debut in May 2026, which, after this cycle's slips elsewhere, makes it the firmest near-term date on the list. The pitch is mindful-luxury rather than the maximalist signature-chef ambition of the Western chains; for Maldives repeaters who already know Kandolhu, this is the most interesting opening on the pipeline.

    Hyatt Regency's first Maldives property is scheduled for late 2027 on Samarafushi in North Malé Atoll. The 130 villas, including a Regency Club category, price the brand at the upper-midscale ceiling, meaningfully below Park Hyatt's rate floor and meaningfully above the mass-market AI pack. For Hyatt loyalty members, this is the structural news: a standard-category Maldives property redeemable on a reasonable points band, which doesn't currently exist in the country. Operational details around Samarafushi Island, house reef, dive operation, seaplane versus speedboat, are not yet publicly confirmed.

    Baccarat returns to the list this cycle: we pulled it in May for want of fresh primary-source confirmation, and the May 2026 trade-press pipeline survey has since reaffirmed the 2027 target. The project, five interconnected islands spanning over 111 acres in South Malé Atoll, remains SH Hotels & Resorts' most structurally ambitious Maldives launch, and on paper the largest single private development to open in the country since Waldorf Astoria Ithaafushi. The crystal-house brand's translation from Manhattan to a Maldivian lagoon is still the open editorial question, and SH Hotels has yet to publish a construction milestone, which is why it sits at the back of the list rather than mid-table. Rate is expected to land at or above US$3,500 for the lead-in category.

    Corinthia's first Maldives property has slipped from 2027 to 2028 in the latest trade reporting, early reclamation and first-phase works are under way across its two interconnected islands, with the larger hosting the resort proper. Corinthia is a Malta-founded operator better known in Europe (London, Brussels, Prague) than in the Indian Ocean; the Maldives debut is the brand's eastern-extension bet, and it arrives at a point when Gulf-based travellers are the fastest-growing Maldivian market segment. The two-island layout is deliberately intimate for the category, though published key counts have ranged from 73 to the mid-90s as plans evolve. Rate floor, house-reef quality, and transit specifics remain operator-confidential.

We cross-referenced the Maldives Immigration lodging database and the Ministry of Tourism's MMPRC resort registry for site-lease confirmation. The 24-month forward window on the cover is Q4 2026 through end-2028. A property without a break-ground date, or one whose opening has slipped twice in the last eighteen months, does not qualify.

Rosewood Shaviyani
Removed from the ranking this cycle. We could not re-verify the project against any Rosewood primary source, the brand's own newsroom and property pages name Ranfaru as its Maldives debut and list no Shaviyani property; the villa count and spa details in circulation trace only to third-party aggregators. Returns if and when Rosewood confirms it.
Nammos Nedafushi
The May 2026 trade-press pipeline survey now tracks Nammos Resort Maldives at 2029, outside our 2028 window. Re-evaluating if the date firms up earlier.

How reliable are Maldives resort opening dates?

Not very. Slippage is the rule rather than the exception, this July cycle alone, Bvlgari Ranfushi moved from late 2026 to 2027 on the brand's own site, Mandarin Oriental Bolidhuffaru slipped a third time (2024 became 2025, then 2026, now 2027), and Corinthia moved from 2027 to 2028. Rosewood Ranfaru had already shifted from 2025 to 2027, and Capella Fari Islands from 2025 to 2027. Construction in a remote atoll environment, unpredictable shipping lead times, and operator quality-control decisions all push against hard deadlines. Treat any opening window beyond six months out as a planning estimate, not a commitment.

Should I book a brand-new resort in its first season?

Only if you accept the tradeoff. A first-season opening typically means teething, training cohorts still finding their rhythm, menu items pulled while the kitchen calibrates, operational gaps that a fully bedded-in resort wouldn't show. The upside is the experience of being among the first guests on an island, and sometimes a soft-opening rate below the rack floor. If you want a resort that holds its standard from night one, wait for the second season.

What has been publicly announced about how these resorts will look and operate?

Levels of disclosure vary widely. Bvlgari Ranfushi has the most detail in the public domain: 54 keys, four named dining concepts, a named General Manager. Aman Vaavu has confirmed the architect (Kerry Hill), the island count, and the branded-residence structure, but no dining or service specifics. Mondrian Kuredhivaru is the most operationally transparent entry because it is a rebrand of an existing resort, the villa count and atoll are known quantities. Several entries (Corinthia, Hyatt Regency Samarafushi) have released only headline figures; kitchen, reef, and operational specifics remain operator-confidential at time of writing.

Where will prices sit for these new openings?

Expect a wide range. Aman Vaavu will almost certainly open above the current Maldivian luxury ceiling, the brand's pattern sets a floor well above US$3,000 per villa night, and a first-country debut typically commands a premium. Bvlgari will sit in the Cheval Blanc / Velaa bracket. Hyatt Regency Samarafushi is positioned as upper-midscale, meaningfully below that tier, and is the only entry on this list likely to be redeemable at a sensible points rate. All figures are estimates based on brand positioning, no operator has published opening-season rack rates.

Anticipation and ranking are not the same thing here. We ranked Bvlgari first because the opening picture is the most concrete: 54 keys, four named dining concepts, and a named General Manager, more primary-source confirmation than any other entry on the list. Its date slipped to 2027 this cycle, but the same is true of nearly everything else in the pipeline; what hasn't slipped is the level of operational detail. Aman sits at two because its date is more fluid still and the operational specifics are thinner, even though the brand's debut is the headline the industry has been waiting for longest.

Can I book any of these resorts now?

Mostly not yet. With Bvlgari and Mandarin Oriental now at 2027, the nearest-term candidates are Mondrian Kuredhivaru and Aura Maldives, the two entries still holding 2026 targets, though neither has opened booking under the new flag; Mondrian's island currently trades as Kuredhivaru Resort & Spa. Aman typically opens reservations twelve to eighteen months out through its own site, watch Aman.com rather than third-party channels for first-look rates. For all entries, the most reliable booking window opens once the operator confirms a specific launch date; before that, any dates shown on aggregator sites are estimates, not confirmed availability.
