The Maldives pipeline is bigger than it's been since the 2017–2019 wave. Ten properties have firm or firm-enough commercial-opening targets between late 2026 and 2028, with seven first-time-in-country brands (Bvlgari, Aman, Mandarin Oriental, Mondrian, Rosewood, Capella, Hyatt Regency, Corinthia) anchoring the list. We've excluded anything still in MOU-only status without a break-ground date, and anything whose opening has slipped twice in the last eighteen months.

Ten resorts with firm or firm-enough Maldives opening dates between late 2026 and 2028 — verified against operator press releases, brand investor disclosures, and the Ministry of Tourism resort registry.

    Bvlgari Hotels & Resorts makes its long-anticipated Maldives debut in 2026 with Ranfushi, a 20-hectare island in Raa Atoll. The 54 keys are structured conservatively — 33 beach villas with private pools and 20 overwater villas, plus a single exclusive Bvlgari Villa on its own islet — and the four-kitchen dining programme is the clearest statement of intent: Niko Romito's Il Ristorante carries over from the brand's Roman flagship, with Japanese (Hōseki), Chinese (Bao Li Xuan), and a more relaxed tapas concept (La Spiaggia) filling out the calendar. Enver Arslan has been named General Manager. This is the first opening we're confident enough to put at the top of the 2026 pipeline.

    Aman's Maldives debut has been on every industry tracker's wish list for the better part of a decade, consistently rumoured and consistently denied — until the brand confirmed the Vaavu Atoll project on its own site. Kerry Hill Architects, the practice behind Amanyangyun, Amanpuri and Aman Tokyo, leads the design. The 52-villa scale is small by Maldivian standards; the 16 Aman Residences on the same island are the structural news, the brand's first attempt at branded ownership inside its already-thin Maldivian inventory. Vaavu sits just south of Malé, putting Aman within a single short seaplane hop of Velana — closer than most luxury debuts of the cycle. The target opening is 2027; Aman's pattern is to slip rather than rush, so booking confidence belongs in late 2027 rather than the front end.

    After a pipeline slip that pushed the opening from 2024 to 2025 and again to 2026, Mandarin Oriental's first Maldives property is now operator-confirmed for Q4 2026 on Bolidhuffaru Reef in South Malé Atoll. The three-island structure is the structural story: 120 stand-alone villas spread across beachfront and overwater categories, with a twenty-minute speedboat from Velana that eliminates seaplane wait on arrival. The brand's operational depth in Asia — Bangkok, Hong Kong, Tokyo — should transfer cleanly. The risk is the honeymoon-market pitch, where three-island scale can read as too busy against the single-island competition.

    Mondrian's Maldives debut is structurally unlike everything else on this list — Ennismore (Accor's lifestyle division, which runs Mondrian alongside SLS, Hyde, 25hours and Delano) is taking over the former Mövenpick Kuredhivaru property in Noonu Atoll and rebranding it as Mondrian. The 102-villa footprint (72 overwater, 30 beach pool) is already built; the dive operation, kitchens and seaplane arrival path are proven. What the rebrand has to deliver is a design retrofit that earns the Mondrian name — playful, design-led, with the kind of public-area energy that distinguishes the brand in Doha and Mexico City — without breaking the operational continuity. A 2026 opening means this is one of the few entries on the list a 2026-booking traveller can actually plan around.

    Pick this ifYou want one of the few 2026 openings whose island and operating shell already exist — Ennismore is taking over the former Mövenpick on Kuredhivaru and rebranding it as Mondrian, so the dive operation, back-of-house, and seaplane routing are already proven.

    Rosewood's Maldives debut was originally scheduled for 2025 before slipping to 2027, which at this point reads as a pipeline reality rather than a warning — Rosewood's own press materials now name Ranfaru as the brand's named Maldives debut for 2027. Ranfaru, in South Malé Atoll's pristine lagoon district, will be the larger of two Rosewood properties — 120 villas, the brand's signature Asaya wellness concept as the anchor, and a marine-conservation component on the island focused on coral propagation and turtle rehabilitation. Villa sizes are advertised from intimate one-bedroom retreats to multi-bedroom residence arrangements.

    The third and final resort on the Fari Islands composition — joining The Ritz-Carlton and Patina Maldives — has slipped from its original 2025 target to 2027. Capella's small-luxury model at 40 villas across two connected islands sits below Ritz-Carlton's 100-villa footprint in scale, which is intentional; Pontiac Land's master plan for Fari always envisaged a graduated small-to-large progression across the three resorts. Capella's Singaporean-led operational ethos and cultural-immersion programming should read distinctly against its Fari neighbours, though the shared-marina dining and retail will be common across all three resorts.

    Aura Maldives is Pulse Hotels & Resorts' next opening, and Pulse's portfolio — Kandolhu, Kandima, Nova, Veligandu — is the strongest case for taking a Maldivian-operator product seriously against the global-brand pipeline. The 71-villa Baa Atoll site sits within manta-aggregation range of Hanifaru Bay, with a Q4 2026 target and an on-site hyperbaric chamber that points at how seriously Pulse treats dive medicine. The pitch is mindful-luxury rather than the maximalist signature-chef ambition of the Western chains; for Maldives repeaters who already know Kandolhu, this is the most interesting opening on the pipeline.

    Pick this ifYou want a home-grown Maldivian-operator product in the country's most-bookable atoll — Pulse Hotels & Resorts (the team behind Kandolhu, Kandima and Nova) opening their first Baa-Atoll property within manta-aggregation distance of Hanifaru Bay.
    Skip ifYou want a global-brand first; Aura is the lowest-profile international name on this list because Pulse is a Maldivian operator. The product is unlikely to suffer for it — Kandolhu is among the best small luxury resorts in the country — but the booking confidence the global brands carry isn't on offer.

    Hyatt Regency's first Maldives property is scheduled for late 2027 on Samarafushi in North Malé Atoll. The 130 villas, including a Regency Club category, price the brand at the upper-midscale ceiling — meaningfully below Park Hyatt's rate floor and meaningfully above the mass-market AI pack. For Hyatt loyalty members, this is the structural news: a standard-category Maldives property redeemable on a reasonable points band, which doesn't currently exist in the country. Operational details around Samarafushi Island — house reef, dive operation, seaplane versus speedboat — are not yet publicly confirmed.

    The smaller and further-north of Rosewood's two Maldives debuts — 60 beach and overwater villas on a previously undeveloped Shaviyani Atoll island, each with private pool and an emphasis on indoor-outdoor living. Shaviyani itself is relatively untouched by resort development, which is the point: pristine reefs, empty beaches, and a remoteness that even Maldives veterans would find compelling. Opening 2027–2028. Rosewood's "A Sense of Place" operational philosophy is the longest test the brand has yet run in a new region, and the less-developed northern-atoll context will shape how that philosophy translates.

Corinthia is a Malta-founded operator better known in Europe (London, Brussels, Prague) than in the Indian Ocean; the Maldives debut is the brand's eastern-extension bet, and it arrives at a point when Gulf-based travellers are the fastest-growing Maldivian market segment. The 73-key scale and two-island layout are deliberately intimate for the category. Rate floor, house-reef quality, and transit specifics remain operator-confidential.

Opening dates corroborated directly against each operator's press releases, brand investor disclosures, Hospitality Net, Skift's hospitality desk, and major travel-title coverage (Travel + Leisure, Condé Nast Traveler) between Q1 2025 and Q2 2026. We cross-referenced the Maldives Immigration lodging database and the Ministry of Tourism's MMPRC resort registry for site-lease confirmation. The 24-month forward window on the cover is Q4 2026 through end-2028. A property without a break-ground date, or one whose opening has slipped twice in the last eighteen months, does not qualify.

Baccarat Maldives
Was previously slated for Q2 2027 across five interconnected islands; no fresh primary-source confirmation in the past quarter. Re-evaluating once SH Hotels publishes a construction-milestone update.
Nammos Nedafushi
Operator-confidential atoll placement, no fresh primary-source update in the past quarter, and the Nammos-Mykonos evening-programming model hasn't yet shown how it fits Maldivian sound-carry constraints. Re-evaluating with fresh information.
