Top 10 Upcoming Resorts in the Maldives 2026

The Maldives pipeline is bigger than it's been since the 2017–2019 wave. Ten properties have firm or firm-enough commercial-opening targets running to 2028, with nine first-time-in-country brands (Bvlgari, Aman, Mandarin Oriental, Mondrian, Rosewood, Capella, Hyatt Regency, Baccarat, Corinthia) anchoring the list. We've excluded anything still in MOU-only status without a break-ground date, and anything whose opening has slipped twice in the last eighteen months. A health warning we first flagged in July: the 2026 window has all but closed. Bvlgari moved to 2027, Mandarin Oriental's date is unsettled with no firm operator date, Aura now gives Q1 2027 on Pulse's own site, and Mondrian's brand page says only "coming soon" while the island keeps trading as Kuredhivaru Resort & Spa. Aman, meanwhile, has named its debut Amanolu and set it for 2028.

  1. Bvlgari Resort Ranfushi

    Bvlgari Hotels & Resorts makes its long-anticipated Maldives debut with Ranfushi, a 20-hectare island in Raa Atoll, and the July cycle brought the slip we watch for: the brand's own site now states 2027, having carried a late-2026 target as recently as May. The 54 keys are structured conservatively, 33 beach villas with private pools and 20 overwater villas, plus a single exclusive Bvlgari Villa on its own islet, and the four-kitchen dining programme is the clearest statement of intent: Niko Romito's Il Ristorante carries over from the brand's Roman flagship, with Japanese (Hōseki), Chinese (Bao Li Xuan), and a more relaxed tapas concept (La Spiaggia) filling out the calendar. Enver Arslan has been named General Manager. It keeps the top slot not on date but on detail: no other entry on this list has this much of the actual product confirmed in primary sources.

  2. Amanolu

    Aman's Maldives debut now has a name and a year. In September 2026 the brand announced Amanolu, joining Aman, the Sanskrit word for peace, with Olu, after the water lily, and set the Vaavu Atoll project for a 2028 opening, a year later than the 2027 first reported. KHA, the Kerry Hill practice behind Aman Tokyo, Aman Kyoto and Amanyangyun, leads the design. The resort itself is small by Maldivian standards at 52 keys, with dedicated islands for wellness, home to an Aman Spa and Spa Houses, and for diving and watersports. The structural news is the 16 Aman Residences: five-bedroom homes that each occupy a private island, with a 25-metre pool and a private berth. Vaavu sits just south of Malé, though Aman has not yet published transfer details. With no month attached and the brand's own Maldives page still reading "coming soon", treat 2028 as the planning year rather than a booking date.

    Pick this ifYou want the single most-anticipated luxury Maldives debut of the cycle: Amanolu, Aman's first property in the country, designed by KHA (Kerry Hill Architects), a 52-key resort with its own wellness and activity islands, and 16 five-bedroom Aman Residences, each on a private island, in Vaavu Atoll.

Aman's September 2026 announcement sets a 2028 opening with no month, after the 2027 date first reported, and its own Maldives page still says only "coming soon". Aman's room-rate floor will also sit comfortably above the Cheval Blanc / Velaa / Joali tier the brand is benchmarking against.

    The slip count keeps climbing: 2024 became 2025, 2025 became 2026, and since August the trade press has split between late 2026 and 2027, with the operator still publishing no official date, construction ongoing on Bolidhuffaru Reef, no bookable page yet. The three-island structure is still the structural story: 120 stand-alone villas spread across beachfront and overwater categories, with a twenty-minute speedboat from Velana that eliminates seaplane wait on arrival. The brand's operational depth in Asia, Bangkok, Hong Kong, Tokyo, should transfer cleanly. The risks are two: the honeymoon-market pitch, where three-island scale can read as too busy against single-island competition, and a slippage record that is now testing this list's own patience.

  4. Mondrian Maldives Kuredhivaru

    Mondrian's Maldives debut is structurally unlike everything else on this list, Ennismore (Accor's lifestyle division, which runs Mondrian alongside SLS, Hyde, 25hours and Delano) is taking over the former Mövenpick Kuredhivaru property in Noonu Atoll and rebranding it as Mondrian. The 105-villa footprint (72 overwater pool villas, 30 beach pool villas and a set of three-bedroom beach pool residences) is already built; the dive operation, kitchens and seaplane arrival path are proven. What the rebrand has to deliver is a design retrofit that earns the Mondrian name, playful, design-led, with the kind of public-area energy that distinguishes the brand in Doha and Mexico City, without breaking the operational continuity. In the meantime the island keeps trading as Kuredhivaru Resort & Spa under Ennismore management. Ennismore announced a 2026 opening when it signed the deal in March 2025, but the Mondrian brand page now says only "coming soon", with no year. With Aura now guiding to Q1 2027, this is the only entry that could still change flags in 2026, and nothing the operator has published says it will.

    Pick this ifYou want the one pipeline entry whose island and operating shell already exist, Ennismore is taking over the former Mövenpick on Kuredhivaru and rebranding it as Mondrian, so the dive operation, back-of-house, and seaplane routing are already proven.

    Rosewood's Maldives debut was originally scheduled for 2025 before slipping to 2027, which at this point reads as a pipeline reality rather than a warning, Rosewood's own property page holds the 2027 date and names Ranfaru as the brand's Maldives debut. The brief per that page: 120 beachfront and overwater villas from one to five bedrooms, every one with a private pool, an Asaya well-being facility, specialty restaurants and a beach club, in South Malé Atoll's lagoon district, a 35-minute yacht ride or 10-minute seaplane hop from Velana.

  6. Capella Maldives at Fari Islands

    The third and final resort on the Fari Islands composition, joining The Ritz-Carlton and Patina Maldives, has slipped from its original 2025 target to 2027. Capella's small-luxury model at 57 villas and mansions sits below Ritz-Carlton's 100-villa footprint in scale, making it the smallest of the three Fari resorts. Capella's Singaporean-led operational ethos and cultural-immersion programming should read distinctly against its Fari neighbours, though the shared-marina dining and retail will be common across all three resorts.

  7. Aura Maldives

    Aura Maldives is Pulse Hotels & Resorts' next opening, and Pulse's portfolio, The Nautilus, Kandima, Nova and the rebuilt Eri, is the case for taking a Maldives-focused operator seriously against the global-brand pipeline. The site sits in the Baa Atoll UNESCO Biosphere Reserve within reach of Hanifaru Bay's manta season, 30 minutes by seaplane from Malé or a short domestic flight to Dharavandhoo and a 15-minute boat ride, and Pulse lists a hyperbaric chamber among the facilities at its Solasta Spa. The date has moved: Pulse reaffirmed Q4 2026 at the brand's global trade debut in May, but its own site now gives a scheduled opening of Q1 2027, and puts the villa count at 74 against the 71 in launch releases. The pitch is mindful luxury rather than the maximalist signature-chef ambition of the Western chains; for Maldives repeaters who already know The Nautilus, this is still the most interesting opening in the pipeline.

The Nautilus suggests the product will hold up, but the booking confidence the global brands carry isn't on offer.

  8. Hyatt Regency Samarafushi Maldives

    Hyatt Regency's first Maldives property is scheduled for late 2027 on Samarafushi in North Malé Atoll. The 130 villas, including a Regency Club category, price the brand at the upper-midscale ceiling, meaningfully below Park Hyatt's rate floor and meaningfully above the mass-market AI pack. For Hyatt loyalty members, this is the structural news: Hyatt's two existing Maldives resorts, Park Hyatt Hadahaa and Alila Kothaifaru, both sit at the luxury end, and a Regency-tier island should redeem on a more reasonable points band. Hyatt's announcement puts Samarafushi about 25 minutes from Velana by speedboat, with beachfront, treetop and overwater villas, all with private pools, a marine and diving centre and a kids' club; house-reef quality is not yet known.

  9. Baccarat Hotel & Residences Maldives

    Baccarat returned to the list in July: we pulled it in May for want of fresh primary-source confirmation, and the May 2026 trade-press pipeline survey has since reaffirmed the 2027 target SH Hotels & Resorts set when it announced the project in March 2024. The site, five interconnected islands spanning more than 111 acres in South Malé Atoll, about 30 minutes by boat from Velana, is SH Hotels' first in the Maldives, with HKS as architect and more than 50 hotel villas alongside private residences for sale. The crystal-house brand's translation from Manhattan to a Maldivian lagoon is still the open editorial question, and SH Hotels has yet to publish a construction milestone, which is why it sits at the back of the list rather than mid-table. No rate has been published.

  10. Corinthia Maldives

    Corinthia's first Maldives property was signed in 2023 for a late-2025 opening, slipped to 2027, and now carries 2028 on Corinthia's own Maldives page. Reclamation and first-phase works began on its two islands in Kaafu Atoll, around 15 minutes from Velana, with the larger hosting the resort proper and the smaller reserved for private use. Corinthia is a Malta-founded operator better known in Europe (London, Brussels, Prague) than in the Indian Ocean, and the Maldives debut is the brand's eastern-extension bet. The two-island layout is deliberately intimate for the category, though key counts keep moving as plans evolve: the Maldives page says 73 keys, Corinthia's development portfolio lists 100 rooms, and May trade coverage counted 85 rooms plus ten residential villas. Rate floor, house-reef quality and transfer mode remain unpublished.

Opening dates corroborated directly against each operator's press releases, brand investor disclosures, Hospitality Net, Skift's hospitality desk, and major travel-title coverage (Travel + Leisure, Condé Nast Traveler) between Q1 2025 and Q4 2026. Every date is re-checked at each fact-check cycle. The 24-month forward window on the cover is Q4 2026 through end-2028. A property without a break-ground date, or one whose opening has slipped twice in the last eighteen months, does not qualify.

What we considered and didn't include

Oberoi Maldives
The only agreement on record is a 2016 MOU (The Oberoi Group, Subramanya Construction, Government of Maldives), nothing public since: no break-ground date, no rendering. Excluded until the project shows verifiable movement.
Rosewood Shaviyani
Removed from the ranking in July 2026. We could not re-verify the project against any Rosewood primary source, the brand's own newsroom and property pages name Ranfaru as its Maldives debut and list no Shaviyani property; the villa count and spa details in circulation trace only to third-party aggregators. Returns if and when Rosewood confirms it.
Nammos Resort Maldives
Nammos told India Outbound in June 2026 that its 48-key Maldives project, bungalows and private-island villas, is set to open in early 2028, but the brand has published no island or construction milestone. Inside our window on date, outside it on evidence; it returns when Nammos names the site.
Don Maaga Maldives (Six & Six)
Six & Six's second Maldives property, after RAH GILI, sits in South Malé Atoll, and its own site now gives a Q1 2027 private preview (it was tracked at late 2026 earlier this year). The site names water and beach villas, two- and three-bedroom pavilions and a five-bedroom private-island estate, HIRIGAA, but still no villa count or rate positioning. On watch, we won't rank a property we can't describe.
Nobu Maldives (Munyafushi, Laamu)
Primary-sourced: Nobu Hospitality's February 2026 release details its first Maldives property, 26 beach and 30 overwater villas plus ten Nobu Island Estate Residences, each on its own private island, and a Nobu restaurant on its own islet, with Sarat International as partner. The release itself gives no opening date; trade coverage since launch has pointed to late 2028, at the far edge of our window. We hold it off the ranking until Nobu states a date.
Vaagali Maldives, Vignette Collection
Announced by IHG in December 2025 for a late-2026 opening: 52 land and overwater villas, one to three bedrooms with private pools, on Vaagali island. It is IHG's sixth Maldives hotel and the second under the Vignette Collection flag after Noku Maldives, so not a brand debut, and no firm date has been published. If it opens on schedule it goes straight to our new-resorts list rather than ranking here for a matter of weeks.
Banyan Tree Maldives 2nd property
Appears on third-party watch lists, but Banyan Group's January 2026 expansion announcement names no new Maldives property, and its recent Maldives activity is renovation of Vabbinfaru itself. No confirmed second project.
Pendry Maldives
Appears in some third-party pipeline lists; Pendry's own future-openings roster does not include the Maldives as of mid-2026.
The Standard, Huruvalhi (2nd phase)
The first Standard property is a rebrand, not a new-build; there is no confirmed second-phase or separate new-build project.

Recent updates

  • October 2026 fact-check cycle, verified against brand sites and trade press through 17 October 2026. Nothing on the list has opened, and the 2026 window has all but closed. Aman has named its Vaavu Atoll debut Amanolu and, in its September 2026 announcement, set a 2028 opening; the entry now carries the name and date, and is corrected on two points: each of the 16 Aman Residences occupies its own private island, and KHA's Aman credits are Aman Tokyo, Aman Kyoto and Amanyangyun (Amanpuri is an Ed Tuttle design). Aura Maldives now gives a scheduled opening of Q1 2027 on Pulse Hotels & Resorts' own site (was Q4 2026), with 74 villas against the 71 in launch releases and a 30-minute seaplane per Pulse; the entry is also corrected to Pulse's actual portfolio, The Nautilus, Kandima, Nova and Eri. Mondrian's brand page now says only 'coming soon', and the entry is corrected to 105 villas including three-bedroom beach residences, per Ennismore. The Nammos note is softened to 2028 or later, and the Oberoi note drops the unverified month from its 2016 MOU.
